2025 is the year of films and real estate! Bollywood celebrities have fully embraced the concept of real estate investments, smartly putting their hard-earned money into lucrative property deals and reaping impressive returns. However, commercial properties also remain important, making up 33% of their investment activities. Bollywood superstars such as Amitabh Bachchan and Sonakshi Sinha have predominantly favoured investing in Mumbai’s upscale neighbourhoods, with Bandra, Worli, and Andheri consistently emerging as their top choices.

Bollywood’s real estate transactions have collectively outpaced the traditional market growth. Today, we are witnessing high-profile deals recording a remarkable appreciation rate. These are evident in the recent Bollywood transactions, such as Gauahar Khan and Varun Dhawan’s double investments, highlighting localised price surges. As more celebrities enter the market, properties around Juhu, Bandra, and Andheri are expected to see accelerated value growth.

The year 2025 has witnessed notable celebrity real estate investments, significantly driving up property values in surrounding neighbourhoods. Mrs. Kanika Gupta Shori, the COO and co-founder of Square Yards, commented, “Recent high-profile transactions by Bollywood celebrities illustrate a trend wherein property values have nearly doubled or more during their respective purchase and sale periods.”  

She also highlighted how residential real estate has emerged as one of the “favourite asset classes for investors,” driven by an average property price increase of 60% between 2019 and 2024.

India’s average property appreciation rate is expected to be profitable in 2025. However, four major Bollywood transactions have reportedly managed to accumulate a high value appreciation rate. These residential property investments in Mumbai include Amitabh Bachchan’s duplex apartment in Andheri, Akshay Kumar’s Borivali East apartment, Sonakshi Sinha’s Bandra flat, and Subhash Ghai’s Andheri apartment.

  • Veteran actor Amitabh Bachchan recently sold his duplex apartment in The Atlantis project for ₹83 crore. He originally purchased the luxury property for ₹31 crore nearly four years ago, marking an impressive appreciation of approximately 167.74%.
  • Sonakshi Sinha sold her massive Bandra apartment for INR 22.50 Crores, which has a 61% appreciation value. She initially purchased it in March 2020 for INR 14 Crores. 
  • Director Subhash Ghai followed this property price trend in Mumbai by selling his Andheri apartment for INR 12.85 Crores. He initially bought the residence in August 2016 for INR 8.72%, marking an appreciation rate of 47.36%. 
  • Akshay Kumar is also not far behind in this list. The charming superstar obtained a 78% value growth by selling his Borivali East apartment for INR 4.25%. This flat was initially bought in November 2017 for just INR 2.48 Crores.

Together, these transactions showcase a remarkable appreciation, significantly surpassing the projected market growth rate for 2025. However, this property value growth can also be associated with multiple economic factors.

Varun Dhawan’s dual investment in Twenty by D’Décor, alongside his wife and mother, came with a hefty price tag of over INR 80 Crores. However, given its prime Juhu location, the property will likely yield substantial returns. Similarly, Gauahar Khan’s double blockbuster investment in Versova might offer her a huge resale value.

Two things are evident from these major property purchases and sales:

  • High-value sales and purchases continue in luxury buildings like Indiabulls Sky (Lower Parel), Runwal Elegant (Andheri West), and 81 Aureate (Bandra).

What to Take Care of While Looking for a Property in India?

Many investors blindly follow real estate market trends in Mumbai, rushing to buy properties in neighbourhoods where celebrities have recently invested. However, it’s important to be cautious and consider factors. As stated by Mrs. Kanika Gupta Shori, “The price growth depends on multiple factors, including locational aspects, demand-supply dynamics, and intrinsic factors related to the upkeep of the project and the property’s overall maintenance, interior design, and desirability.”

These can include taxation policies, changes in construction methods or government policies. Currently, investors must pay a GST of 5% on residential under-construction properties compared to zero GST rates on fully constructed residential properties. Mrs. Kanika Gupta Shori remarked, “Regarding recurring expenses, one should consider property tax, tax on rental income (if applicable), maintenance costs, and other ongoing costs such as club memberships, depending on the project.”

She also advised considering “short-term and long-term capital gains tax” as “if a property is sold after being held for more than 24 months, the profit is classified as long-term capital gains (LTCG) and taxed at 12.5% without indexation.” 

People should also focus on the property’s location and whether it aligns with their long-term investment goals. In today’s market, one should always be prepared to seize the right property investments confidently.
