The DDA or the Delhi Development Authority is meant to secure infrastructural development in Delhi. It was initiated in 1975 with certain objectives at hand. The DDA Housing Scheme works towards providing residential accommodation for people belonging to different sections of society. Owing to the growing population in the capital city, it gets challenging to look for a permanent residential address. Therefore, people belonging to the High Income Group, Low Income Group, or even the Middle-Income Group can acquire houses under this scheme.
In this article, we would be talking about all the tit-bits relating to the housing scheme. All relevant information regarding the registration form, eligibility criteria, application procedure, etc., will be discussed henceforth. If you happen to be based in New Delhi, it is indeed a great chance for you to attain a dream house.
Pradhan Mantri Awas Yojana
The DDA scheme in itself has been initiated under the Pradhan Mantri Awas Yojana. The phrase means ‘housing for all.’ The very objective underlying the process is to provide for residential flats at discounted and subsidized rates. Under normal circumstances, not all can acquire a permanent shelter. Thus, the DDA housing scheme concerning the PM Yojana serves the purpose for all.
Also, there is an added advantage for some regions under this scheme. In areas such as Narela and Rohini, about 1000 flats were constructed and sold at slashed rates. Fulfilling the dream of having a home has been made easier and cost-effective. Irrespective of the economic hierarchy of society, you get to live your dream.
Relaxation in the group housing scheme
To facilitate the formation of group housing societies, the Delhi Development Authority launched its master plan of granting relaxations. It is a new scheme under the housing plan to form housing societies in the unauthorized colonies. Initially, the requirements for forming group housing necessitated a 3000 sq. meter plot with 18 meters connecting road. However, recently, the authorities announced a huge relaxation in this regard.
Now, to form a group housing, the minimum plot size requirement is 2000 sq. meters. However, not all citizens can be part of this plan. Either in the case of redevelopment or regeneration, one can avail of the benefits of this scheme. Alongside redevelopment, DDA offers huge incentives.

The scheme targeted flats to be sold at specific locations throughout Delhi. Some of its targeted locations were Mugal Puri, Rohini, Dwarka, Jasola, and Vasant Kunj. The chairman Anil Baijal along with the Delhi lieutenant governor mutually settled on offering 1354 flats under this scheme. The decision was undertaken in December 2020 and finally, it was executed on 2nd January 2021.
Among the total number of flats, the classification was as follows:
- High-income group: 215 flats located in Jasola Vihar, Shaheen Bagh metro station, 15 located in Vasant Kunj.

Owing to the COVID-19 situation, the 2021 housing scheme was auctioned online. The DDA launched the AWAAS software, which would be used for conducting all online procedures under the scheme. The software is accessible via the official website of the organization. However, it is for the conveyance deed that one needs to visit the office once physically. The organization has usually been in the practice of charging for the preferred location. Similarly, for the recent scheme too, 1.5%-3% of the total amount of the property cost has been charged for preferential location.

DDA housing scheme 2019 differentiated from DDA housing scheme 2021
The 2019 housing scheme was a success, but the 2021 scheme has something different in-store. The 2019 draw was restricted to regions such as Narela and Vasant Kunj. On 23rd July 2019, the Delhi Development Authority announced draw results for about 10,294 homes. Both in terms of the number of flats and the location picks, the 2021 scheme is a better deal.
Among the 10,300 flats, 8,383 were booked for LIG, 2,000 for MIG, 448 for HIG, and 8,000 for the economically weaker section (EWS). The HIG and MIG flats were centred primarily at Vasant Kunj. The LIG flats are distributed in Vasant Kunj and Narela regions and EWS in the Narela region. LIG category of flats were priced at ₹25 lakhs for 430 sq. ft. MIG flats were priced at ₹70-80 lakhs for about 650-750 sq. ft. And, HIG flats were priced at ₹1.5-2 crores for 970 sq. ft.
For the EWS, the concession allowed was to a great extent. On 9th July 2019, DDA decided on reducing the cost of flats in the Narela region presented under the Housing Scheme 2019. The allottees were entitled to avail a concession of about 40%.
