DDA’s Record Housing Sales in Recent Years
The Delhi Development Authority has reported its highest-ever revenue from housing sales, totaling ₹5,185 crore from April 2023 to February 2025. This figure surpasses the ₹4,462 crore accumulated over the preceding eight years (April 2015 to March 2023), according to DDA officials. The boost in sales reflects a robust recovery in the real estate sector and a renewed focus on affordable housing initiatives.
In the financial year 2024-25, DDA sold 7,184 flats, primarily under a first-come, first-served scheme. This scheme offered attractive discounts for construction workers, women, and individuals from SC/ST categories, making homeownership more attainable for these demographics. Notably, Narela was a standout area, accounting for 2,700 of the flats sold during this period.
“The increased cash flow has strengthened DDA’s ability to fund new development projects and enhance urban infrastructure,” stated a DDA official. This surge in sales not only improves financial stability but also paves the way for future urban development initiatives.
Strategic Changes Under New Leadership
Under the leadership of Lieutenant Governor VK Saxena, who took charge in May 2022, the DDA has implemented innovative marketing strategies designed to revitalize its housing sales. Saxena expressed concerns about the authority’s declining financial health at the time of his appointment, noting liabilities exceeding ₹10,000 crore.
Since then, DDA has introduced various housing schemes, including the Shramik Awaas Yojana and Sabka Ghar Awaas Yojana, aimed at providing affordable housing options. Additionally, aggressive promotional campaigns have been launched to attract potential buyers. “We have accelerated the sales of flats while ensuring the phase-wise completion of large projects,” Saxena remarked during a recent meeting.
The authority also hired consultants to devise strategies to boost flat sales, which have proven effective, particularly in regions like Narela, Loknayak Puram, and Dwarka. The combination of targeted marketing and community engagement has resulted in a significant turnaround for DDA’s financial outlook.
Future Developments and Infrastructure Initiatives
The DDA is not only focused on increasing flat sales but is also committed to improving infrastructure services in the areas where they are selling flats. In response to residents’ concerns in Narela regarding inadequate infrastructure, the DDA has announced plans to enhance metro connectivity and expand DTC bus routes.
Officials indicate that the existing 20 DTC routes connecting Narela will soon increase by an additional 50-60 routes, covering all sectors. This expansion is expected to significantly improve public transportation access for new homeowners. Furthermore, there are plans to establish a university, an education hub, and an international sports stadium in Narela, contributing to the area’s growth and appeal.
“We are dedicated to fulfilling the gaps in infrastructure and ensuring that the needs of the residents are met,” said a DDA spokesperson. This comprehensive approach not only addresses immediate housing needs but also fosters long-term community development.
