The DDA has come out with its new housing scheme for 2020 and here is everything that you need to know about the same.

The DDA or Delhi Development Authority launches various housing blueprints each year for offering apartments to prospective home buyers in Delhi-NCR (National Capital Region). For 2020, the authority has ventured into the luxury category for residential units situated at Dwarka in southeast Delhi. The units will be located at Sector-19B along with other locations such as Vasant Kunj, Kalkaji, Rohini Sector-34 and others.

The DDA will be offering 11 apartment towers for the very first time with a total of 1,114 apartment units. There will be 14 luxury penthouses up for grabs in addition to 168 super HIG (high income group) apartments and 932 HIG units. The overall tally of apartments available with the authority will only be around 5,000 units in 2020 in comparison to a higher tally of 17,922 apartments offered in 2019. The super HIG (higher income group) apartments will come with three bedrooms and attached bathrooms in tandem with servant quarters at Sector-19B in Dwarka. 400 HIG and MIG (middle income group) apartments will be offered in Jasola as well. Apartments will also be available in Rohini and Narela as well.

Key details about the DDA Housing Scheme for 2020

The Vice Chairman at DDA, Tarun Kapoor, has already stated that under this housing blueprint, apartment construction is almost finished in Sector-19B, Dwarka. He has also confirmed that apartments in Rohini, Jasola and Narela will be included by the authority, including 1,100 luxury apartments, 14 penthouse units and 170 super HIG apartments along with 930 HIG units across 11 towers. 7 towers will comprise of 2 penthouses each according to him.

Understandably, the luxury penthouses are the biggest attraction for the DDA housing scheme this year. The two-level penthouses will come with beautiful terrace gardens and four bedrooms, complete with attached bathrooms. All of these residential structures will be built on the basis of green building ideas with organic waste disposal features, solar heating amenities and lower power consumption.

The DDA has not always garnered hugely favourable responses for its earlier housing schemes. Last year, it had launched a plan to offer 18,000 apartments although a sizable number of buyers in the Narela zone surrendered/returned their apartments to the authority. According to the organization, the key reason behind the same was the absence of suitable infrastructure and transportation facilities in the neighborhoods. This year, the housing body is beefing up its promotional and branding initiatives for ensuring a successful launch of it scheme. More amenities will be offered to buyers in 2020 including parking facilities. The body is targeting 60,000 apartment units over the next 4-5 years in the National Capital with an aim towards enabling a larger number of buyers to possess their own homes.

Major amenities offered by DDA and other features

The DDA will be offering various plush amenities at its new projects in 2020 including children’s parks, green lawns, 24 hour CCTV surveillance, sizable parking lots and ample natural greenery. The super HIG and penthouse apartments will have attached bathrooms and premier luxury fittings/fixtures. There will be duplex penthouses with their own terrace gardens as well while HIG units will have three bedrooms and servant quarters.

Charges for registration

DDA has opened its scheme for registration and charges for HIG apartment units will stand at Rs. 2 lakh while this will be more for penthouse apartment units. LIG apartment registration charges will be Rs. 1 lakh and this will be Rs. 2 lakh for MIG apartments as well. Janta apartments will come with registration charges of Rs. 10,000 and this will be Rs. 15,000 for 1 BHK units. The EWS units will come with registration charges of Rs. 25,000. The registration fees are completely refundable in case buyers do not receive their apartments in the draw.

Draw Date and other key details

The draw date is expected to be sometime in June or July this year as per DDA officials. Applicants can apply for their units at the official website for the authority, namely dda.org.in. They will also find more information here. Penthouses are expected to be priced at Rs. 3 crore and the eligibility criteria states that Indian citizens of at least 18 years of age or more can apply for the housing scheme. However, those who are already owners of any other property or have already availed of the scheme will not have eligibility to apply.

How to apply and documentation

Applying for the DDA housing scheme in 2020 requires the following steps:

  • You should first register yourself with all your personal information on the official website of the authority.
  • The password and user ID will be sent to your registered email address accordingly.
  • Thereafter, once you get the necessary details, you will have to login to your account.
  • Post login, you can get the form for application. Fill this up along with uploading your personal photos and your signature.
  • You should pay the fees for registration through the online methods given.
  • Get the acknowledgement slip downloaded, print it and keep it securely with you.

Here are the documents that you need:

  • Filled up application form
  • Registration fees as per the apartment unit that you are applying for
  • Identity Proof, namely PAN Card or Aadhar Card

You can also apply through enlisted banks for the housing scheme where forms are available or from the dedicated sales counter of the DDA. Some of the banks with which the authority has tie-ups include Axis Bank, Bank of Baroda (BoB), Canara Bank, Central Bank, Kotak Mahindra Bank, Yes Bank, Syndicate Bank, ICICI Bank, HDFC Bank, State Bank of India and IDBI Bank.

You can apply only once every year. Your documents should be self-attested as well. The draw results are published on the official website by the DDA and will be shown on the Notice Board of the authority at its address, namely D Block, Vikas Sadan, INA, New Delhi-110023. All leading newspapers will also publish the results on the very next day. Applicants who have not won the lottery will have their registration amount refunded within a period of 15 days to their bank accounts.
