The Gautam Buddh Nagar administration has decided to take action against several real estate developers, including Mahagun, Ajnara, and Migsun, after receiving multiple complaints from flat buyers. In a meeting between the district administration, flat buyers, and builders, issues such as delays in possession and registries were discussed.
Notice Issued to Builders
District Magistrate Manish Kumar Verma stated that notices would be issued to the aforementioned builders, seeking their response regarding the complaints related to their housing projects. If their responses are found unsatisfactory, legal proceedings may be initiated, including the possibility of sealing their premises. While there have been complaints against multiple builders, a majority of the issues discussed in the meeting centred around these three developers.
Follow-up Action and Buyer Concerns
Additional DM Atul Kumar has been entrusted with the follow-up action in this case. During the meeting, flat buyers expressed their frustrations to the district magistrate, explaining that despite having paid the full amount for their flats, the units were not being registered by the builders. In response, the DM sought answers from the builders regarding this matter.
Delays Due to Non-Availability of OCs
Builders alleged that the delays in registering flats were caused by the non-issuance of occupancy certificates (OCs) by the local authorities. In response, the district magistrate emphasized the importance of prompt registration and directed builders to ensure that registrations for flats, with received OCs, are carried out immediately. He also highlighted the need for builders to obtain OCs for the flats that are still pending, thus addressing the concerns of flat buyers. Moreover, the DM urged the officials of the Stamp and Registration Department to take action to maximize the stamp revenue for the district. Many builders have given possession to flat buyers without registering the units, resulting in substantial stamp revenue loss.
Prioritizing Community Priorities
The district magistrate emphasized the importance of not unnecessarily harassing flat buyers and urged builders to consider the best interests of the community. He also emphasized aiding the intention of the Uttar Pradesh government by increasing stamp revenue for the district. By taking action against builders based on the complaints of flat buyers, the Gautam Buddh Nagar administration is sending a message that it is committed to addressing the grievances of residents and ensuring more efficient and transparent real estate processes. This move is likely to lead to a more accountable and responsible approach among developers, which will ultimately benefit homebuyers in the long run.
