The high-end residential segment priced between INR 1-2 crore has seen a significant surge in sales, accounting for over 50% of the market share since 2022, according to a joint report by CBRE South Asia Pvt. Ltd and CREDAI-Telangana. This marks a substantial increase from the 30% recorded until 2021. Additionally, new launches in the high-end segment have grown to occupy a share of 55-65%, compared to less than 20% in the pre-pandemic era.

Transition from Mid-Segment to High-End Housing in Hyderabad

Traditionally dominated by the mid-segment, which includes properties priced between INR 45 lakhs to INR 1 crore, Hyderabad’s residential market has seen a noticeable shift towards high-end residences valued at INR 1-2 crores since the COVID-19 pandemic. This change has been propelled by rising disposable incomes and evolving buyer preferences. In recent years, post-pandemic, the mid-segment has experienced a decline, with sales dropping to less than 25% in H1 2024, compared to its 50% share until 2021. Similarly, the share of new launches in the mid-segment has also plummeted from ~60-70% to ~25%.

Emergence of Premium and Luxury Segments

In a rather remarkable turn of events, the report highlights the rise of the premium and luxury residential segments in Hyderabad. While these segments represented less than 5% of overall launches until 2021, their share has surpassed the 20% mark in 2023 and H1 2024. Developments in the western part of the city, such as Kokapet, Narsingi, Tellapur, Manikonda, and Nanakramguda, have played a pivotal role in this growth.
