Kamathipura Redevelopment Begins

Kamathipura, a key location in Mumbai is all set for a redevelopment. If all goes as per plan, approximately, 700 buildings will be replaced by 24 skyscrapers gives a new dimension to Mumbai’s skyline.  What makes this cluster redevelopment interesting is the participation of land owners. Out of the total 500 land owners in the area, 400 have already given their consent for the plan.

Area details

The area identified for redevelopment is spread over thirty-nine acres and has around sixteen lanes. Majority of the residents live in a very small area roughly eighty sq feet in size. Once new buildings are built, they will move over to a much larger house measuring about 500 sq feet. The total built up area post development would be around 45%.

Regulatory clearances

Kamathipura is quite a distance away from the coastal zone and there are no restrictions regarding civil aviation in the area. So getting regulatory approvals won’t be a big challenge. Since the Bhendi Bazaar cluster redevelopment plan, the government has also started encouraging more such plans.

Need of the hour

Mumbai is badly in need of cluster redevelopment. Although the population is increasing, the buildings are not at all ready to cope up with this growth. Also many areas are poorly planned and lack proper infrastructure. Already, the residents are encouraging the neighboring land lords who own the rest of Kamathipura to come up with phase two of the project.
