Land measurement is the base of Real Estate. Why? That’s because without measuring land, the final valuation is not possible. How to measure lands? Well, to measure lands, you must look into the pattern. If it is having a regular pattern like a square, a rectangle, or a triangle, then look for mathematical formulas to find the area. For example, you are having a rectangular plot, which is the length of one side is equal to the opposite side. To find the area, multiply the length with its breadth. But if your land is not maintaining any pattern and then first divide the land into regular patterns. Then find the mathematical formulas for calculating each one’s area and finally add them.
Speaking about land measurement, you need to know the units of measurement. In general, we use square feet, square yards, and square meter as a standard land measurement unit, and for agricultural lands, we use hectares and acres. Now, if you are dealing with a regional broker of South India, then you may need to convert Square Yards to Ground, or a Hectare to Ground, and so on. Let us see what these units are.
What is Kanal?
Kanal is a traditional land measurement unit that was accepted by the British Government as a primary and standard unit for measuring lands in India.
The unit was no longer recognised in the urban areas after the mandatory usage of the standard land measurement units. Yet it is quite popular in the rural areas of the northern states. These states include Punjab, Haryana, Himachal Pradesh, Jammu and Kashmir. Besides India, it is also quite popular in the North-Eastern parts of Pakistan.
1 Kanal is equivalent to
- 20 Marlas. Marla was also a standard land measurement unit during the British Rule.
- ⅛ acre
- 605 Square Yards
- 5400 Square Feet
- 506 Square Meter
What is Ground?
A Ground is another land measurement unit popular in the southern part of India. The usage of this unit declined after the metrication in the mid 20th century. But it is still a popular Real Estate jargon.
One half Ground land can be used to construct a small and standard individual house in a small town. After the urban standardization of units, Ground is no more popular among the urban brokers but is still in vogue in villages.
1 Ground is equivalent to
- 203 Square Meter
- 267 Square Yards
- 2400 Square Feet
- 0.0223 Hectares
- 0.0551 Acres
Knowledge of these values is important. Why? Think, If your regional broker wants to purchase land in terms of Ground and you have fixed the price of your property in terms of some standard units like Square Feet or Square Meter. So you have to convert Square Feet to Ground or Square Meter to Ground.
Agricultural lands are generally measured in terms of an Acre or a Hectare. Hectare is a legal unit that is made mandatory to be used in any legal documents like a land deed, sale deed, etc. If you need to find the valuation of the land in terms of Ground, then you must know to convert an Acre to Ground.
How to convert Kanal to Ground?
After rounding off the value to two decimal places, 1 Kanal is equivalent to 2.27 Ground. This rounding off is done to make manual calculations easy and faster. For example, if you are having 20 Kanal land, then to find the value in Ground, multiply 20 with 2.27. That is 45. 40 Ground is equal to 20 Kanal approximately. Now, this value is an approximate one, though it doesn’t have a great difference with the original result.
Another way of converting the units is by using an online area converter. Using this will save a lot of time and hard work. In the case of manual calculations, you need to be attentive all the time. A little distraction will make you do the calculations from the beginning. Here, you need to provide the total land area, the measurement unit, the region where your land is, and the unit you want to convert into.
A Few Other Land Measurement Units Used in India
The Standard units used in India are –
- Square Feet – Under Real Estate Regulatory Authority (RERA), Square Feet has been made a mandatory unit for land measurement by the Government of Indian. All the real estate properties and agents registered under RERA are bound to follow all the rules and regulations.
- Square Yards – Some of the unregistered plots and agents use Square Yards as instructed by the local governments. These lands are measured and the final valuation of the properties are made according to that. This unit has been replaced by Square Meter in most of the world but is still widely used in India, Pakistan, Canada, the UK, and the US.
- Square Meter – This unit is used in measuring two-dimensional objects and avoided in case of one-dimensional measurements like a length or a direction. Square meter is different from meter square. 1 Square Meter area means a landed plot with boundary walls of 1 meter each.
- Acre – This is a traditional land measuring unit used globally to measure large tracts of land especially agricultural lands.
- Hectare – This is a non-SI unit as well as a legal unit used in any kind of legal documents for agricultural lands.
Ares/Are was previously used as a traditional unit for land measurement after the metrication in 1795. It was later not recognised by the International System of Units since 1960. Lands in southern India may need to convert Ares/Are to Ground if asked by the regional broker.
The local units commonly used in India are –
- For the North and Western States of India –
- Bigha
- Biswa
- Kanal
- Killa
- Marla
- Sarsai
- Ghumao
- Gaj
Any regional broker may ask you to convert Biswa to Ground or other units into Ground. Converting Biswa or Bigha to Ground is quite difficult. The values of these units keep changing from one region to another, even within a state.
- For the Southern States of India –
- Ankanam
- Cent
- Guntha
- Ground
Within the Southern states, you may need to convert Guntha to Ground or your broker may ask you to convert some other units to Ground.
- For the Eastern States of India –
- Dhur
- Decimal
- Kattha
- Chatak
- Leecha
You must know about all these units and where are they used commonly. Remembering all the values may not be possible. As these are not Standard units, so their values keep changing. For that, you can use an online area converter.
