The real estate industry in the present years is using standardized units for land area measurement but the countries of South Asia like India, Nepal, Bangladesh, still use some of the traditional units of land measurement.

What is Bigha?

Bigha is a traditional land measurement unit used in the northern and eastern region of India. As it is not a standard unit, the value keeps changing from one region to another. Generally, it is used by the Indian farmers to measure agricultural lands for purchase or sell. When a farmer wishes to sell a small part of land measured in terms of a bigha to a regional broker who wants the land measurements in terms of a Kanal. Then he needs to convert Bigha to Kanal. The value of Bigha changes as follows-

  • 1 Pucca Bigha is equal to 3025 square yards in some parts of Bihar, Haryana, Uttar Pradesh, and Punjab.
  • In other parts of Haryana, Punjab, and Uttar Pradesh, 1 Kachha Bigha is equal to 1008.33 square yards. One must know that 1 Kuchha Bigha is equal to one-third Pucca Bigha.
  • Again, in parts of Himachal Pradesh and Uttarakhand, 1 Bigha is equal to 968 square yards.
  • In parts of Bihar and Rajasthan 1 Pucca Bigha is equal to 3025 square yards.
  • 1 Bigha in other parts of Rajasthan and Gujarat is equal to 1936 square yards.

Biswa and Kattha are the subunits of Bigha. These units do not have a standard value. While Biswa is used in the northern states, Kattha is used in the eastern region of the country.

What is Kanal?

Kanal is an old unit used in northern regions of India like Himachal Pradesh, Punjab, Haryana, and the union territory of Jammu and Kashmir. It is also popular in the North-Eastern regions of Pakistan. Under British Rule, this unit along with Marla was considered as the standard land measurement units. To convert Acre to Kanal, you must know that one Kanal is equivalent to one-eighth of an acre. Again for converting Square Yards to Kanal or Square meter to Kanal, then one should know – 1 Kanal is equal to 605 Square Yards and equivalent to 505.857 Square Meter. 1 Hectare to Kanal is equivalent to 19.7684.

  • 1 Square Meter is equivalent to 0.00198 Kanal
  • 1 Square Yard is equivalent to 0.00165 Kanal
  • 1 Square Foot is equivalent to 0.00018 Kanal
  • 1 Acre is equal to 8 Kanal
  • 1 Hectare is equivalent to 19.7684 Kanal

How to convert Bigha to Kanal?

Converting Bigha to Kanal can be difficult. Though Kanal was a standard unit during British Rule, yet the values of Kanal along with Bigha keep changing from one state to another.

In Uttar Pradesh, 1 Bigha is equivalent to 4.9587 Kanal.

In Haryana and Punjab, 1 Bigha is equal to 2 Kanal.

In Jammu and Kashmir, 1 Bigha is equal to 5 Kanal.

In Gujarat, 1 Bigha is equal to 3.2 Kanal.

In Bihar, 1 Bigha is equivalent to 4.99 Kanal.

In Madhya Pradesh, 1 Bigha is equivalent to 2.20 Kanal.

In West Bengal, 1 Bigha is equivalent to 2.644 Kanal.

In Uttarakhand and Himachal Pradesh, 1 Bigha is equal to 1.6 Kanal.

In Tripura, Odisha, Andhra Pradesh, and Chhattisgarh, 1 Bigha is equal to 5 Kanal. Suppose, you have 20 Bigha agricultural land and you want to convert it into Kanal. You need to multiply the total land area by 5. Thus the land area is 100 Kanal.

From the previous example, you can understand that the value of Kanal is not the same for different states. Like if you have the same 20 Bigha land in Haryana, then the area measurement becomes 20×2 = 40 Kanal. So to determine the value manually becomes hard for even experienced brokers. The best and the easiest way to calculate is using an online calculator. Here you can first select the state where you want to purchase or sell land.

Then you can enter the total area along with its measuring unit. Then you need to select the unit you want to convert into. The result will be automatically displayed to you. This calculation is error-free and accurate. While calculating manually, we need to round off some values. Though it doesn’t make a greater difference still it’s not accurate and is time taking. Moreover, there remains a chance of making errors. Similarly, you can convert Biswa to Kanal, Ground to Kanal, Guntha to Kanal, etc.

1 Biswa is equivalent to 0.2479 Kanal

1 Guntha is equivalent to 0.2017 Kanal

1 Ground is equivalent to 0.4446 Kanal

To calculate manually you can round off the values. For example, 20 Guntha is equivalent to 20 × 0.2 = 4 Kanal. 40 Grounds is equivalent to 40×0.5 = 20 Kanal.

Other land measurement units used in India

India has a vast population and a major geographic diversity among all other countries. This has resulted in the usage of different regional units. The most common and standard among them are –

  • Square Feet – Under the RERA Act, this unit is considered to be standard for measuring any commercial and residential property. A plot of land having length and breadth equal to one foot is said to have an area of one square foot. Thus for selling small plots of land to a regional broker of North India, one needs to convert Square Feet to Kanal.
  • Square Meter – This is also a common land measurement unit though is avoided while measuring only length or a single way direction. A plot of land with a 1-meter length and breadth is said to have an area of 1 square meter.
  • Square Yards – This is used in some parts of India but has a major usage globally. It is greater than square feet. The length and breadth of a plot measuring 1 yard each is equal to 1 Square Yard area.
  • Acre – This the oldest land measurement unit, used to measure large agricultural lands from the traditional era. It is used in the imperial system of units and the US system. One acre is equal to 43560 Square Feet.
  • Hectare – This is the most common non-SI unit of the metric system used to measure large plots of land. Ares and Hectares were introduced in the metric system in 1795. But after the rationalization of the system in 1960, the international system of units didn’t recognize Are as a primary land measurement unit. So any old plot of land measured in terms of Ares needs to be converted. 1 Ares/Are to Kanal is equivalent to 0.197684.
