Mhada Ends Chaos Over Redevelopment Building Delays

Mumbai-based State Housing Agency Mhada has introduced an amnesty scheme for housing societies to obtain occupancy certificates (OCs) for redeveloped buildings, benefiting around 80 societies. The scheme, which operates till April 10, 2025, aimed at resolving long-pending issues regarding OCs due to delayed redevelopment payments.

Welcome Relief to Delayed Redevelopment Projects

The introduced amnesty scheme comes as a relief for the 80 housing societies that were unable to pay the premium differential amount for redevelopment, leading to delays in obtaining OCs. Mhada has waived the interest charged on the differential amount, allowing societies to pay only the principal amount.

Mhada Announces Waivers and Policy Reform

Additionally, Mhada has announced a policy reform stating that maintenance charges and property taxes for housing units and plots will only be applicable from the date of possession. Earlier, beneficiaries had to pay these charges starting from the date of allotment, even if possession was delayed.

This policy change will ensure that flats and plots remain Mhada’s responsibility until possession is granted, as stated by Mhada VP and CEO Sanjeev Jaiswal. Moreover, buildings redeveloped under the 1991 DC regulations will receive a 75% waiver on penalties related to unauthorized construction or usage.
