Impact of Mumbai Metro Construction Project on Real Estate Sector
It is ascertained that the development of the Mumbai Metro will pave the way for the escalation in demand of the realty sector of Mumbai and neighboring regions as well.
The VGA metro line (Versova-Andheri-Ghatkopar) route has decongested the traffic in Andheri East, which has now developed into a booming residential area along with being a commercial hotspot. In turn, the metro line has contributed to upsurging the demand of the residential real estate market. Builders have started taking advantage of this boom and are using this demand to their optimum benefit. The development along the metro routes has also seen momentum. It has resulted in a huge impact on the micro-markets.
Is it Beneficial to Invest in Projects that are in Proximity to Metro Stations?
When a project like the metro is established in a region, the prices of the nearby properties usually start on a low level but continue rising when the project reaches the completion stage. People usually invest in the areas near the metro because it provides them with greater access to other parts of the city. As the density in these areas increases, the prices increase significantly. These areas have already seen a 10-50% appreciation in the prices.
The central bank has also offered a reduction in the lending loan rates, which is good news for the investors. It unlocks the unmissable benefits for the investors as they can now buy premium homes within their budget.
The prices of the property have escalated from 2% to 3% over the last few years in Mumbai, so investing in a project near the metro would reap innumerable benefits for the investors.
Navi Mumbai Metro Line
Navi Mumbai Metro is going to be a unique affair to be witnessed by the Mumbaikars. The metro is going to have small trains, each with 3 cars. These can even be expanded to up to 6 coaches. The partial opening of the metro line might take place in December 2021 as the trial runs for its operation are still underway by the Research Design and Standards Organisation (RDSO).
This line of the Mumbai Metro extends from Belapur to Pendhar and is 11 km long. The metro line will cover 11 stations in the entire track. It will have a maintenance depot at Taloja and 2 substations at Kharghar and Panchanand. The construction of this line is expected to be completed by 2022.
According to a statement by the Maharashtra Metro Rail Corporation or the Maha Metro, this project has been initiated by the City and Industrial Development Corporation (CIDCO) for running the services of the metro on Line 1 for a period of ten years.
CIDCO and the Maha Metro made a pact in Feb 2021 to complete the remaining work of the Navi Mumbai Metro Line 1.
