Noida Development Authority New Housing Scheme
In March 2021, the Noida Authority launched a new housing scheme in which it allotted 400 flats to be constructed under the affordable housing scheme. These will be one-room and two-room set flats. One room flats will be 32 sq. metres, and two-room sets will be 71 sq. metres, priced at Rs. 14.07 lakh and Rs. 30 lakhs.

How to Register Your Property on Noida Development Authority Online?
To register your property with the Noida Development Authority, you have to follow the below-mentioned steps:
Step 1: Visit the online link – www.igrsup.gov.in and click on “आवेदन करें” on the left-hand side of the page.
Step 2: As a new user, you will first have to register yourself on the portal.
But if you are an existing user, you can use your credentials to log in.
Write your city name, district, sub-registrar office and fill in all the personal details like your mobile number and your password to register in the portal.
Step 3: After logging in, you will be directed to a new page. Here you will see a form on your screen. You have to select the nature of the document and deed type as per the requirement. Make sure to enter the deed presenter’s name in both Hindi and English and the mobile number.
Step 4: Select the related details such as your tehsil, area type, area type of tehsil, ward number, property type, and details of the property.
Step 5: Opt for property valuation and select the building type, property type, data of the independent building by entering details on the residential area and total area. The latest software technology will analyse the information and will update you about the applicable stamp duties and the registration fee.
Step 6: Enter all the details of the parties, their roles as buyers and sellers.
Step 7: Add the required documents and details of two witnesses. Make sure to check the data thoroughly, along with information about the buyer and the seller.
Step 8: Click on the “आवेदन पत्र की स्थिति” tab. And select the option’ लेखपत्र बनाये’ to prepare the deed document and select the save button.
Step 9: You have to enter the number of pages in the document and the name of the presenter on the next screen. Make sure to save the information.
Once redirected to a new page, you have to pay the fee of stamp duty and state other changes (if any). After this formality, you have to visit the sub-registrar for one final validation. Your property will then be registered with Noida Development Authority.
Criteria for Plan Approval or Approved Layouts
The criteria for plan approval of houses in Noida and across Uttar Pradesh depends on various factors. You have to follow the steps mentioned below to know more details about the approved layouts.
Step 1: Visit the upobpas[dot]in/BPAMSClient/Home[dot]aspx website. Here you will see the Online Building Plan Approval System. This will guide you further for approval.
Step 2: You have to click on the option Know Your Approval under the Prerequisite option.
Step 3: After redirecting to a new page, enter the purpose for which you are using the plot, the total square feet area of the plot, and the maximum height of the building.
Step 4: Answer all the 25 multiple choice questions in the checklist as shown in the images below. You can only select a yes, no or NA. After that, you can click on the proceed option. Here is the list of options.

Latest Development Works Undertaken by Noida Authority
CEO Ritu Maheshwari said that between 2017 and 2021, the Noida Authority had implemented infrastructure projects worth Rs. 20,086 crore. Out of all these projects, work worth Rs. 15,552 crore has been completed. Almost Rs 8,467 crore were spent on Metro projects.
Here is the name of the projects which are completed or ongoing:
- Aqua-Line Extension Metro Projects cost Rs. 592.22 crores. It covered the route from Sector 51 to Sector 2 of Greater Noida West. The stations include Sectors 122 and 123, Sector 4, Sector 12 Ecotech and Sector 2.
- Rs. 43.13 crores will be spent on Noida’s Heliport project. The heliport project is spread across 9.35 acres. However, the proposed project will cost Rs. 1,125 crores.
- A district hospital with 240 beds has been built at the cost of Rs. 344 crore for COVID control.
- Two elevated roads and a flyover have been built at the cost of Rs. 1,154 crores.
- A habitat centre and a golf course are constructed at the cost of Rs. 737 crores.
- Sewage treatment plans are built at the cost of Rs. 259 crore.
- Between Sector 96 in Greater Noida Expressway and Sector 126, an underpass is built worth Rs. 188 crores.
