Pirangut has steadily transformed into a major residential hub in Pune. It is one of the multiple fringe areas which are now seeing considerable development with growing demand from homebuyers. Pune has also come up on top in the Ease of Living Index 2018 report as released by the Indian Government, a development that has given a major impetus to its real estate sector.
Pirangut was earlier known as a key industrial zone and is now being considered seriously by several homebuyers and real estate developers. The IT and ITeS sectors have mushroomed hugely in business districts such as Baner and Hinjewadi nearby and this has led to high demand for premium apartments and other luxury properties in Pirangut along with mid-range housing options. Commercial hotspots are also shifting towards the PBDs (Peripheral Business Districts) from the regular CBDs (Central Business Districts) in recent times.
There is growing demand for residential housing units in Pirangut which is located in close proximity to several major employment and business hubs. A major chunk of demand is coming from working professionals who are choosing 1-2 BHK apartments while there is secondary housing demand coming from families or senior citizens, particularly those who wish to buy property as a future investment or for earning rental income. Many people are even buying second homes in growing areas near the city.
Pirangut is located strategically near the Pune-Bangalore Highway and Chandni Chowk and is also well connected to localities like Hinjewadi, Deccan, Baner, Kothrud, Aundh and Shivaji Nagar among others. The proposed ring road is only a few minutes away from Pirangut while there are several reputed management institutions nearby as well. There is good connectivity to Lavasa which is a popular tourist hotspot and several IT hubs. There is an internal arterial road which links to the Hinjewadi Phase-3 zone and this has boosted housing demand in the entire area. Some of the popular residential projects coming up in Pirangut include Calyx Navyangan, Pandit Javdekar Red Earth and K Raheja Corp Viva.
