Real estate projects in Karnataka will now get single-window clearance as per reports. This will be a major boost for the sector in Bangalore and other parts of the State. Applications made for layout plans, building plans and land use changes will soon be migrated online across Karnataka. For homes to be developed across 1200 sq. ft. (30 x 40 ft) plots, there will be instant approvals provided in case there is adherence to zonal regulations and building rules.
The Urban Development & Housing Minister U.T. Khader has reportedly confirmed the single-window real estate clearance system. This will help in speeding up the entire process. The Government is also considering how to bring 2, 400 sq. ft. plots under the umbrella of instant approvals of building plans. This new decision will prove to be a boon for developers who are coming up with large structures that need no-objection certificates from 14 government agencies, inclusive of power, fire and environmental clearances.
As per reports, the single-window system will be accepting developer applications and send them for no-objection certificates to the requisite departments. In case no replies come from the department within a period of 7 days, they are then perceived as having obtained permission. The entire procedure, in case all documents are in place, should be completed within a period of 30 days although there is no fixed timeline confirmed by the Government till now. Field inspections will be taking place on a single day when all department representatives will be visiting the construction site. This was another process undertaken randomly by several departments.
