RERA Madhya Pradesh was established as per the Central Government’s RERA (Real Estate Regulation and Development) Act of 2016 with a view towards protecting consumer interests and infusing greater transparency into the sector. The RERA Bill was officially passed on 15^th March, 2016, in the Lok Sabha. The State of Madhya Pradesh has also officially implemented RERA likewise.

RERA Madhya Pradesh charges that are applicable

Rs. 10 per square meter x FAR (floor area ratio) is applicable for plotted residential projects seeking registration.
Registration for constructed residential projects will cost Rs. 10 per square meter x carpet area of unit.
Plotted commercial projects will have to shell out Rs. 20 per square meter x FAR X total area of plots as registration fees.
Rs. 20 per square meter x carpet area of all constructed commercial and non-residential constructions will apply as the registration fee for constructed commercial projects.
Mixed projects will attract registration charges calculated proportionately to the residential and non-residential project areas.
Plotted residential projects (ongoing) will have to pay Rs. 40 per square meter x FAR while the charges are Rs. 40 per square meter x carpet area of unit for constructed residential project (ongoing).
Ongoing plotted commercial projects will have to pay registration fees of Rs. 80 per square meter x carpet area of all constructions while ongoing mixed development projects will have charges calculated proportionately on the basis of project areas across both residential and non-residential portions.

Registration under RERA Madhya Pradesh

Registering under RERA Madhya Pradesh requires you to take the following steps:

Go to the official website of RERA Madhya Pradesh.
Click Registration and Project Registration in the pop-up window.
Read all the instructions for adding projects to the website and then click on Proceed for going to the online application form.
Choose your type of promoter, enter all necessary information, details of the project, bank details and then upload scanned copies of documents wherever necessary, prior to clicking Save.
You will be sent to the payment gateway for paying the registration charges online.
Post making the payment, click Confirm for finishing the application procedure.

Documents that are needed

Registration information inclusive of bye-laws.
Articles of Association.
Memorandum of Association.
Passport size photos of promoter, director, chairman and all members (in case of firm/company).
Aadhar Card and PAN card copy.
Copies of Aadhar Card/PAN card of director, chairman and all members.
Audited profit and loss account, balance sheet, report of auditors and income tax returns of promoters for last 3 financial years.
Legal title deed copy and other documents showing rights of the promoter to the property on which the project is proposed to be built.
Non-encumbrance certificate issued by the revenue authority.
Encumbrance details of property.
Consent of owner of plot and collaboration/development/joint development agreement.
Copy of all approvals and commencement certificate.
Project layout plan and specification along with sanctioned plan approved by the requisite authority.
Project address details, location, latitude and longitude of all end points.
Type, number and carpet area along with balcony area of the apartment.
Sale agreement.
Proforma of allotment letter.
Conveyance deed.
Areas/number of garage for sale in the project that has been proposed.
Number of parking areas (open) in the project.
Addresses/names of real estate contractors, agents, structural engineers and architects concerned with the project development.
Declaration under Form B and the affidavit.
