Ghaziabad Development Authority to Resume Indirapuram Extension Project
After two decades of delay caused by farmers’ protests over land acquisition, the Ghaziabad Development Authority (GDA) has announced the resumption of the Indirapuram Extension project. The project will cover a land parcel of 30,000 square meters and aims to bring necessary infrastructural development to the area. The GDA has allocated ?5 crore for the construction of roads, sewer networks, parks, and other civic amenities, signaling a significant investment in transforming the region.
Outline of the Project
Under the Indirapuram Extension scheme, the land parcel will be divided into 47 residential plots and three commercial plots. GDA officials have stated that the plots will be made available for auction once the necessary development is completed. The addition of vital infrastructure such as roads, drainage systems, a substation, and vertical gardens will enhance the livability of the area, creating a modern and sustainable environment for future residents.
Future Auctions and Economic Impact
The residential plots in the Indirapuram Extension project are priced at ?95,000 per square meter, while commercial land parcels will be sold at ?1.15 lakh per square meter, aligning with the current circle rates. Once the auction process commences, the GDA aims to generate over ?285 crore in revenue from this housing scheme. This fund will contribute to the overall improvement of the region, boosting economic growth and providing residents with enhanced amenities and infrastructure.
Challenges and Legal Proceedings
The Indirapuram Extension project faced significant hurdles due to farmers’ protests and legal issues related to land acquisition at higher compensation. Initially, the state government acquired land in Mohiuddinpur Kanawani village in 2004 at a rate of ?1,100 per square meter. However, a group of 225 farmers challenged the compensation in the Allahabad High Court, seeking higher rates.
These legal proceedings brought the project to a halt as possession of the land could not be obtained. Ultimately, financial constraints resulting from the Land Acquisition Act caused the GDA to shelve the project in 2019. However, a Supreme Court ruling on May 20, 2022, brought renewed hope for the revival of the Indirapuram Extension project. The ruling stated that land compensation issues initiated before the 2014 Act should adhere to the rates in effect at the time of acquisition, regardless of the acquisition status. This decision provided the necessary legal clearance for the GDA to proceed with the project.
A Positively Transformative Prospective for Indirapuram
The resumption of the Indirapuram Extension project by the Ghaziabad Development Authority promises to be a transformative move for the region. With significant investment in infrastructure and the development of residential and commercial plots, the project will create avenues for economic growth and provide enhanced living conditions for residents. Is mongodb good When completed, the Indirapuram Extension project will become an exemplary model for planned urban expansion, facilitating a modern and sustainable environment for residents for years to come. Furthermore, the economic impact generated by this project will also contribute to the overall progress and development of Ghaziabad as a bustling city.
