Sahibabad is the new town to watch out for in the Ghaziabad region of the NCR and today real estate is booming in this township. The locality of Sahibabad is the next big center for development and commercialization and is being developed as the next big upcoming residential destination in the NCR. The government too is paying adequate attention to its transport facilities and the upcoming Metro link and the Housing by 2022 schemes are the major driving factors behind this development.
Sahibabad enjoys a very good location and since its shares borders with three major cities of Delhi, Noida and Ghaziabad, it was only a matter of time that developers would eye this town. This section of Ghaziabad is touted as the next big center for infrastructural growth and the Development Authority of the city, the GDA has also approved the plans for two proposed metro routes already. The Sahibabad Industrial Area is home to many big names like the Bhushan Steel Ltd and the Dabur India Ltd and in addition, quite a few IT offices have set up their offices here. With the gradual influx of population, there are developments of shopping malls and supermarkets as well.
Apart from the residential complexes being built under the Government schemes, there are also a number of gated communities being developed by the private developers. One could opt to buy a plot of land, ready to move or under construction apartments as well. Areas of rajendra Nagar, Raj bagh, Pasaunda and Neelmani Colony are the top spots for such developments and as with any development spurt, a number of schools, colleges, banks, restaurants and cafeterias have come up in the region as well.
At present, the average price per sq feet in the region is Rs 3700 and a standard 1 BHK flat of 650 sq feet is priced around Rs 27 lakhs. A 2BHK flat of 950 sq feet would cost around 30 lakhs and a luxury 3 BHK flat of around 1400 sq feet would cost around 55 lakhs. With great coomute options and affordable prices, many homeowners are targeting Sahibabad as the location of their dream home.
