H-Rera begins survey of stuck residential projects in Gurgaon
The Haryana Real Estate Regulatory Authority (H-Rera) has started a survey of stalled residential projects in Gurgaon. This survey is a first for the city and comes after a rehabilitation package was rolled out in Uttar Pradesh based on recommendations from the Amitabh Kant panel. The survey aims to check the reality of these projects on the ground level and verify the claims being made by developers to avoid any further legal action.
Chairman Arun Kumar Visits Affected Projects
Arun Kumar, chairman of H-Rera’s Gurgaon bench, personally visited several incomplete housing projects in the city. The projects he inspected included those by Mahira and OSB developers along Golf Course Road Extension. These projects have been stalled for several years, despite complaints made by the homebuyers to multiple authorities. Kumar also visited Raheja Revanta by Raheja Developers Limited, as well as Orris Greenopolis by Three C Shelters, two other projects that have been adversely affected.
Issues Faced by Homebuyers
Around 5,000 homebuyers who have invested in Mahira Homes projects in sectors 63, 68, 95, 103, and 104 have been protesting against the delay in the delivery of their flats. The Enforcement Directorate had carried out searches related to the group’s financial transactions last year. After allegations of irregularities in procuring licenses, H-Rera had ordered forensic audits of all five Mahira Homes projects. Similarly, the homebuyers of the three OSB projects (Golf Heights in Sector 69, The Venetian in Sector 70, and Expressway Towers in Sector 109) have been demanding action against the developer for non-compliance with the license conditions and the failure to provide possession of flats.
A Look at Affected Projects
Raheja Revanta, already delayed by over seven years, had the sale and purchase of units banned by H-Rera. The regulatory authority has also ordered a forensic audit of the project and has frozen all unsold inventory and bank accounts related to the project. Another stalled project, Greenopolis by Orris Infrastructure, hit a roadblock when its arrangement with developer Three C was interrupted, leaving construction unfinished on a 37-acre land. This survey by H-Rera is a crucial step towards understanding the ground reality of stalled residential projects in Gurgaon. It is hoped that the survey will help resolve the issues faced by homebuyers and create a path for the completion of these projects.
