Technology and Women Leadership: Driving Change in Indian Real Estate

Technology and Women Leadership Driving Change in Indian Real Estate

In a recent conversation with Construction World, Kanika Gupta Shori, Co-Founder of Square Yards, shared her thoughts on how technology and women leadership are reshaping the real estate sector. She also provided key insights into the Indian real estate industry, which has long struggled with inefficiencies, lack of transparency, and outdated processes.

Despite reforms like the Real Estate Regulatory Authority (RERA), which introduced accountability and improved trust, the market still posed significant challenges for buyers and sellers. With Square Yards leading the way, the industry is undergoing a much-needed transformation, making property transactions simpler, more transparent, and customer-focused.

The Growing Role of Women in Real Estate

As one of the few women leaders in a traditionally male-dominated industry, Kanika highlighted the growing influence of women in real estate. Today, women are homebuyers, investors, and decision-makers, driving significant trends in the sector.

Women now account for a considerable share of property buyers, driven by financial independence, government incentives like lower stamp duty rates, and women-centric property schemes. Their attention to detail and holistic decision-making are shaping market preferences, from design layouts to demand for ready-to-move homes.

Kanika also pointed out the importance of gender diversity within the industry itself. At Square Yards, 80% of the interior team comprises women, a statistic that reflects the company’s commitment to fostering inclusivity and leveraging the unique strengths women bring to the table.

Technology: A Game-Changer in Real Estate

Square Yards has been at the forefront of technological change, introducing innovations like PropVR, a 3D visualisation platform that allows buyers to explore properties virtually.

The company’s creation of a digital twin of Dubai is another example of how technology is making property searches easier and more immersive. Buyers can now navigate streets, view buildings, and explore interiors in real-time, eliminating the need for multiple physical visits.

Square Yards was an early adopter of real estate technology. With 16 patents and advancements in AI and metaverse integration, we’re constantly innovating to simplify the buyer’s journey,” Kanika shared during the interview.

Addressing Market Bottlenecks with Innovation

Despite advancements, areas like property registration and documentation remain complex and largely offline. Square Yards is working to digitise these processes to introduce real-time transaction data, one-click loan approvals, and seamless end-to-end solutions for buyers and sellers.

“The real estate market in India is evolving, but there are still gaps. At Square Yards, we’re addressing these bottlenecks by using technology to create a more transparent and efficient system,” Kanika explained.

A Vision for the Future

Looking ahead, Kanika shared her vision for a more inclusive, tech-driven, and customer-focused real estate sector. As societal trends evolve, such as the rise of dual-income families and greater female participation in decision-making, Square Yards is adapting its strategies to meet these needs.

The company’s roadmap for the next five years includes expanding technology’s role in property documentation, digitising loan approvals, and fostering innovation to create a better customer experience.

“Innovation and transparency are the pillars of the future in real estate. Square Yards will continue leading the charge, ensuring a smoother and more accessible experience for every homebuyer,” Kanika concluded.

Shaping a Legacy in Real Estate

Kanika Gupta Shori’s leadership and insights demonstrate the impact of combining technology with inclusivity to drive change in the real estate industry. Square Yards, under her guidance, has become a leader in transforming the sector, setting benchmarks for innovation, transparency, and customer-centricity.

As technology and women leadership take centre stage, the future of Indian real estate looks brighter than ever.
