About Byculla, Mumbai

Mumbai was formed by reclamation. Till this time, Byculla was an extension of Mazgaon. And it used to inundate during high tides. It was only after the amalgamation of the seven islands that Byculla became a center of housing and textiles. By the 1990s, Byculla had become the epicenter of Mumbai's underworld, but now the area is devoid of the celebrities it once was. It is also well connected to South Mumbai and its suburbs via the central rail network. 

There are loads of places for tourist attractions like the zoo, museum, Jain temple, St. Anne’s Church, etc. Also, it is well-equipped with amenities like markets, hospitals, and railway stations. Byculla has seen rapid growth in real estate in the past few years. All these points make it one of the best places to invest in real estate.

Brief description - Byculla 

Byculla is classified in Ward "E" within the municipal boundaries of Brihanmumbai Municipal Corporation or BMC. Byculla borders Nagpada, Mumbai Central, and Mahalakshmi to the west; Agripada and Jacob circle on the North West; Mazagaon and Dockyard Road to the east;  Chinchpokli from the North; Reay Road and Ghodapdeo on the North East; and Sandhurst Road and Bhendi Bazaar to the south.

Byculla, like many other places in Mumbai, has seen significant growth in real estate, especially in the area around Motisha Lane, where many high-rise apartments are home to wealthy Jain communities. Recently, Byculla has seen a growing population of Dawoodi Bohra and other traditional Muslims, and like most Gujaratis, they are primarily a business community.

Byculla is well connected to the Central Railway Line of Mumbai Suburban Railway via Byculla Railway Station as well as bus lines operated by BEST. Most bus routes serving South Mumbai, South Central Mumbai, Central Mumbai, and North East Mumbai pass through Byculla.

Byculla is Mumbai's old-world charm with a modern twist. One can explore the Mumbai horizon, formed by the endless Arabian Sea and Eastern Harbour. Feel the openness of Mumbai surrounded by the bounty of nature and enjoy the privileged living of Mumbai's old-world charm. With good infrastructure and close proximity to all amenities, it's a great location for everyone to live. Most of the city's most prestigious schools are located here. With a history of 150 years, the St. Mary ISC, revered as one of the oldest and finest educational institutions, is here. Many students come from far away. In addition to historical attractions such as Bhau Daji Lad Museum and Jijamata Udyan, Byculla also has a well-developed urban and social infrastructure.

What’s not great about Byculla?

Every coin has two faces and so does Byculla. There are many traffic jams every day. The area is densely populated and there is little space to walk on the streets or drive your own car. There is no parking space, so it is advised to purchase a parking space separately. Greens are also below average. Byculla is well supplied with water and electricity. However, slums, unsanitary conditions, some dilapidated buildings, and many illegal constructions in the area have strained the city authorities. Apart from that, drainage and sewage systems also need attention. There are severe floods during monsoon season.

Byculla is located in the heart of the Mumbai metropolitan area. The area has a history of several textile mills and Byculla is now an emerging real estate hotspot in Mumbai. The old mill country has turned into an excellent land bank for real estate development in the area. Byculla is well connected with all parts of Mumbai by rail and road networks including Western and Eastern highways. With excellent hospitals, schools and universities in the area, Byculla has always attracted home buyers. The domestic airport is just 20 km from Byculla. Buses and taxis are easily available to other parts of Mumbai.

Byculla offers a variety of transport options. It has a well built system of roads and railways. Cabs, taxis, autos, buses, etc. are readily available in the neighbourhood. Due to the crazy traffic and lack of parking spaces in the area, it is best to commute via public transport.

It is strategically located between Harbor Line and South Mumbai. Dr. BA Road is the main road connecting this area with the Eastern Express Highway. The JJ Flyover starts at Byculla and departs near the CSMT station, disrupting traffic on Mohammad Ali Road. The Lalbaug - Byculla Flyover connects the northern and central parts of the city. Bus connections are also good. Most buses to and from South Mumbai stop at or near Byculla.

In addition, Byculla railway station is the preferred connecting medium. The Mahalakshmi Railway Station (Western Line) is 1 km away, and the Railroad Station (Harbour Line) is 3 km away. The upcoming Metro Line 3 (Colaba-Bandra-SEEPz) will bring metro connections to the region.
