Bengaluru property market remained stable in comparison to other regions in the country such as Delhi-NCR and MMR. Connectivity to the new international airport, via ORR (Outer Ring Road) and other major hubs of the city, has translated in a real estate boom in the area. Proximity with SEZ Park/IT hub, shopping malls, schools and Multispecialty Hospital also helped this region to gain the title of favorites investment destination in the city. This part of Bengaluru is ideal for investment in residential properties because of its better connectivity with IT/ ITes companies, railway station (KR Puram station and Whitefield station) and with Kempegowda international airport.Connectivity and Infrastructures:Extension of metro rail line (purple line) up to Whitefield will automatically boost the region in coming years. As per the reports IT special economic zones (SEZs) spanning over 250 acres have been planned at Hoodi village in Whitefield, Bagur village in Hoskote taluk, and Devarabeesanahalli, Boganahalli, and Bellandur in Varthur. Train service has also started by the South Western Railways from Majestic to Whitefield in the office hours to ease traffic woes. Improved social and physical infrastructure in the vicinity have boosted the real estate development in the region and has attracted several developers including Puravankara, Prestige, Raheja, Nester Group, Sobha and many others for their portfolio expansion. The property rates in these areas have seen the upward movement over the last years. Social Infrastructure:Being close to the nature and social infrastructures such as several lakes (Varthur Lake, Hoodi Lake, Kundalahalli Lake, Doddanekundi Lake, Bellandur Lake, KR Puram Lake etc.), park and the temples is the main advantage of living in East Bengaluru. The locality has all kinds of social amenities like educational institutions such as like New Horizon College of Engineering, Vydehi Institute of Medical Sciences and Research Centre, Gopalan College of Engineering and Management, Ryan International School etc., and health care services including hospitals and nursing homes such as Sakra World Hospital, Sri Sathya Sai Super Specialty Hospital and Narayana Multispecialty Hospital etc. and with key retail malls such as Phoenix Mall, VR Bengaluru and Forum Neighborhood Mall.
