How to convert residential property to commercial in Kolkata?

Zoning modifications and approvals must be obtained from the Kolkata Municipal Corporation before a residential property can be converted to a commercial one. In addition, the property will be taxed as commercial property. In some cases, housing society approval is necessary. However, for rented properties, a NOC is required from the landlord.
