ABUTTING

Abut is to touch along the edge. It also indicates to lean or touch for support. Abutting is mainly ‘to abut.’ It is something physically touching and to be used regarding land or site. This means that when land or site physically touches another or shares a property line, these become an abutting property.

When there is a sign between two properties, it is a surficial extent on the extent of outer edge or border.

Definition

A statue requires an abutting owner who has to pay a share of the price in case of a street improvement project. Therefore, one should be careful and check the details and conditions of the abutting property. Owners of abutting property are almost similar to adjoining owners, that is, neighboring owners who have to share the expense of the property with a common boundary on a shared space.

When using the term in relating to real estate, it indicates that there should not be any land between two abutting properties or parcels. The word has a broad use in real estate.

The better you understand abutting, the easier it would be to understand how it is used in respect of real estate. In case of taking any decision about an abutting property, both parties should be involved in it and know how to handle it right. Both of them should share the expenses of the abutting property.

Use of Abutting in Real Estate

The word abutting is used in real estate for property discussion and in which there is no specific border that works as a limit. These are termed abutting property. The term is perfect to describe two houses that share a boundary. Besides, it is used for homes abutting an industrial park or highway. Therefore, it can be said to be a shared boundary between two properties separated by a fence or wall of a building. A line also separates two properties which are also termed abutting.

Abutting property can be a building, apartment complex, or high-rise building. In architecture, an abutting is a building with external walls touching another adjacent property. These are abutting properties by building codes. They are still regarded as the same even after seismic separation.

One main requirement of abutting in real estate is that the expense of an abutting property should be split between the parties.
