ACCELERATED COST RECOVERY SYSTEM

An accelerated cost recovery system is also known by the moniker- ACRS. It is a type of system for deducting more money from the taxes payable by the owner of a property, on account of swift depreciation. There are several categories of property under the ACRS model, with every one of them being subjected to a specific duration of depreciation.

Definition

The ACRS system is a method of calculating depreciation of assets, with an objective towards offering higher tax deductions to property owners. It helped companies enhance their overall cash flows, while lowering tax liabilities. Assets had various periods of recovery between 3 and 19 years, depending on several parameters. This method enhances the annual amount in depreciation for a property, enabling higher deductions on taxes.

Use of Accelerated Cost Recovery System in Real Estate

There are many applications of this system to the mainstream real estate sector and various kinds of properties. This often has depreciable amounts recovered over periods of 3, 5, 10 or even 15 years. This often depends on the type of property/asset in question.
