BUILT-UP AREA

The built-up area in the apartment or flat is the carpet area added to the area covered by the balcony and inner walls.

Definition

Built up area in an apartment is the carpet area along with the additional space that is taken up by the wall. The built up area in an apartment is inclusive of other areas which are unusable, such as the terrace, balcony, and flower beds. The apartment/flat size appears bigger when it is conveyed through the built-up area.

Use of Built-Up Area in Real Estate

The built-up area is a pivotal part of real estate or property transactions. Sizes of properties are listed or mentioned through the built-up area as well. The built up area formula for calculation (for home owners or prospective home buyers) is the following- Built up area = carpet area + wall area + balcony area. There is another concept of the super built up area. This adds the total built-up area with the area that is covered by all the common spaces and areas in a project, including elevators, lobbies, corridors, and more. This also includes amenity spaces at the same time. The built-up area encompasses the bedroom, bathroom, living room, study room, kitchen, dining room, guest room, child room, balcony, staircases, Puja rooms, elevators, verandahs, terrace, and so on. However, this does not include the lobby and garden.
