CERTIFICATE OF OCCUPANCY

Credit gives the word to pay either by repaying it or returning those resources later. In other words, this credit is the method of making the reciprocity formal, legally enforceable, and of course, extensible to a vast group of people who are not related.

However, the resources provided may be financial or have goods or services, like consumer credit. The credit covers any form of deferred payment. Credit generally gets extended by the creditor, the debtor or lender, and sometimes the borrower.



Definition

The CO is a legal document that proves the structure of a house or office, and it should have three things as below:

• Verifies that the property has proper code – It serves as compliance, and the house adheres to the safety codes

• Description of its legal use and the type of property – It shows that the property is perfect from a zoning perspective, whether it can be zoned for commercial, residential, retail or other use. It is mainly to show that it is used as it has been intended

• Confirmation that property is suitable for occupancy – It confirms that the property adheres to the safety codes and standards and has been set by the municipality. Without a proper CO, the property cannot be occupied.

A time when the CO is required:

• When a house goes through an overall renovation – A CO is necessary in case of a significant renovation for your home. Even in case of additions in the home, it needs a building permit.

• If there is a change in property type – Every property type has its own permission type, ensuring that it is used as intended. With a permit to convert the property, it is important to have CO.

• When the property has a new owner- You have to ask for a new CO for every new house seller, or a new tenant moves to a rental space.



Use of Certificate Of Occupancy in Real Estate

As mentioned, CO is a legal document confirming the property per the standard and safety codes. It is mainly set by the municipality and ensures that the structure is perfect for occupancy. Without the CO, the property may be deemed illegal. This is necessary to have at the time of real estate deals.
