INVISIBLE IMPROVEMENT

When it comes to making improvements to the house, for most people it sounds like an expensive venture, where they need to renew every nook and corner of the house. But they might be wrong. Making improvements to property doesn't always mean painting the walls a fresh hue or changing the colour palettes of the interior. Sometimes the changes are subtle but they still succeed in making the place more comfortable.

Any improvements made to a house or a building that might not necessarily be noticed by a common person are called invisible improvements. These improvements are not made to increase the price of the house, but rather to add to its appeal. The improvements are made to ensure that it adds a better feel to the house and redefines its comfort.

Use of Invisible Improvement in Real Estate

As the name suggests, invisible improvements are more often than not, invisible. Or to put it in other words, they are not the USP of a house when it is put for sale. They are not the focal selling point that helps a buyer close the deal. However, they add to the little details, making it more likeable to a buyer.



Some important factors to keep in mind before making invisible improvements:



Some examples of invisible improvements are enhancing the plumbing, ensuring good ventilation and lighting, improving the landscaping etc.

Although not every invisible improvement is very pricey, going overboard with them may not be a wise idea.

If you are making such improvements with the goal to resell the house, try sticking to the necessities. As mentioned above they are not the  USP of the house. This means that a buyer may not be willing to pay a higher value for the property simply because it is well equipped with the basic needs. They can find it in many other houses as well, and at a cheaper rate.

When planning the improvements keep in mind the neighbourhood. Don’t go far beyond the standard houses of the neighbourhood. The buyers would not likely want to pay extra money for your house in a neighbourhood where they can get other properties at a much cheaper cost.

If you wish to add high-end upgrades, make sure you do it for the entire house and not just a particular section. Upgrading just one room doesn’t add to the value of the house, rather it gives the impression of a work-in-progress.
