KHATA

A khata is an essential legal document used in property transactions in India. A khata includes all the vital information about a property, such as the size of the property, the location, and whether the property is residential or commercial.

The primary purpose of a khata is to file and document property taxes. Property owners that clear all kinds of taxes and comply with standard property norms receive an A khata, which certifies the property as legal. An A khata also helps a property owner apply for housing loans.

Property owners who fail to comply with government taxation regulations receive a B khata from the local municipal corporation. The property owenrs are liable to convert this B khata into an A khata to legalize their property and indulge in any transactions.

They can do it simply by complying with government-regulated taxation laws and paying the pending taxes.

On the other hand, B Khata is issued to properties that violate all property regulations and fail to pay taxes. A B khata is a temporary document, and the property owner must convert it into an A khata by complying with the rules.

Use of Khata in Real Estate
