LANDLORD

A landlord is said to be a property owner who gives property on lease or rents to another party in exchange for payment from them. Landlords can be individuals, businesses or entities. The landlord will give for maintenance and repairs, if any, during the rental period. Conversely, the tenant is responsible for keeping the home clean. The tenant will be held accountable for any unforeseen damage during the rental period if no prior connection is found to the property damage. This is an important point mentioned in the agreement prepared at the beginning between the landlord and a tenant.

Regarding the damage and other monetary issues, there is a security deposit that every landlord demands after the agreement is done and the tenant consents to take the home on rent. Therefore, the landlord has some responsibilities and rights. However, it varies from state to state, and one should be aware of state general laws before leasing or renting property to third parties.

To understand landlords from the perspective of real estate, it is essential to find the difference between owner and landlord. The landlord owns the property, which can be a house, land, apartments or real estate. The person can lease or rent it out.

Conversely, the owner has full control and right on a property, land or intellectual property. When dealing with real estate property, a landlord would be concerned about taking care of the land.

If there is a security deposit problem, the landlord can take action or charge the tenant for the deposit to cover up for the problem or damage. But, again, it is per the laws and rules of real estate in a particular place. Even when landlords breach laws, they have to face legal problems as actions would be taken against them for the same.
